Is virtual staging MLS-compliant?

Yes — virtual staging is permitted by NTREIS, MetroTex, and MLS systems nationally, but the MLS requires that virtually staged images carry a disclosure caption ("Virtually staged" or equivalent). Every F2 deliverable ships with the caption pre-applied or supplied as caption text — you just paste it into the MLS image description.

What's the difference between photo and video staging?

Photo staging: a still image of an empty room is rendered with photorealistic furniture. Video staging: a video walkthrough of an empty home is rendered with furniture that animates into place as the camera moves. Photo staging is the workhorse. Video staging is the listing-launch differentiator — it's the kind of content that gets shared on social and stops the scroll. Almost no DFW competitor offers it.

How long does staging take?

Can you re-stage in different styles?

Will buyers be misled by virtual staging?
